Lease Agreements

For property owners seeking greater income certainty and less involvement in day-to-day hotel operations, a hotel lease can provide a clear and commercially attractive solution.

Marsden Group is one of a small number of established hotel operators in New Zealand with the experience, operational scale and financial capability to enter into direct hotel lease arrangements.

We offer both traditional and hybrid lease structures, tailored to the property, ownership arrangements and investment objectives. Whether your priority is a predictable rental return or the opportunity to participate in future hotel performance, we work with you to develop an appropriate commercial structure.

Traditional Hotel Leases

Under a traditional hotel lease, Marsden takes responsibility for operating the hotel and assumes the associated trading risk, while the property owner receives an agreed rental return. Depending on the ownership structure, Marsden may lease the hotel premises, acquire or lease the

operating business, or establish an integrated operating arrangement with the owner. Lease terms can be tailored to the individual asset, including agreed rental commitments, property outgoings, maintenance obligations and capital expenditure responsibilities. This creates a clear separation between property ownership and hotel operations,

allowing owners to focus on their investment while an experienced operator manages the business.

A traditional hotel lease may be right for you if:

'You want greater income certainty, reduced exposure to hotel trading performance and

a clear separation between property ownership and hotel operations'.

Hybrid Hotel Leases

For owners seeking a balance between income certainty and participation in performance, a Hybrid Lease provides a more flexible alternative. These arrangements combine an agreed base rental with a variable or performance-linked

component, allowing owners to benefit from stronger hotel trading results

while retaining an agreed level of income security.

Depending on the property and investment objectives, arrangements may include:

  • Guaranteed base rent with additional turnover-based payments
  • Base rent plus a percentage of hotel revenue
  • Variable or turnover-based rent with an agreed minimum guarantee
  • Performance-linked rental increases

Hybrid leases create an opportunity to align owner and operator interests

while balancing predictable income with future growth potential.

A hybrid hotel lease may be right for you if:

'You want predictable rental income while retaining the opportunity to

participate in the property's future commercial success.'
